Who
pays?
You
Don't! There is no extra cost to you for our service.
The lenders we represent pay us for successful placements with them.
It is actually cheaper for banks to source mortgage loans through
brokers than through their own networks. Brokers are not a fixed
overhead to them.
There
may be a charge if we are required to carry out work outside normal
mortgage broking in which case we would provide full disclosure
before any work commenced.
Do
I need a deposit?
No.
If you have good income, little or no debt and a clear credit check,
we have access to 100% finance on very favourable terms. This may
allow you to buy at todays interest rates and house prices
and get out of the rent trap sooner.
95%
lending / 5% deposit is more common. In most cases you will need
to prove you have saved 5% of the purchase price for any lending
over 80%.
Keep
records of savings and /or bank statements, and keep your credit
rating clean!
I
am in business. I hear banks are really tough on self employed.
Can I get a mortgage?
Yes.
One of the great things about being a Mortgage Adviser is that we
can help everybody. We have over 25 mortgage suppliers, including
some who specialise in lending to self employed folks- simply on
your declaration that you earn $x, and that you think you can afford
your financial commitments.
What
is more, the products can be on prime terms and pricing! So you
are not disadvantaged.
This
applies equally to recently self employed or those of you who have
been in business for some time but whose financial statements do
not demonstrate the income necessary to service the loan.
I
have had a few hiccups in my life recently, and as a result my credit
record is impaired. Can I buy a home?
Yes.
We have access to a number of lenders who specialise in lending
to folks who have collections, defaults, judgements, bankruptcy
against their credit record. They recognise their role is to assist
credit impaired folks to "park up" with them for a short
term then move on to "prime" once their credit record
comes clean. You would be surprised at how affordable the interest
rates and terms are. So you can buy that home, or rearrange your
debts into one easy pay loan, until such time as your credit record
comes clean, when we can refinance you back on prime terms. You
can get on toward meeting your lifestyle goals.
I
am a UK resident. I would like to buy a residential investment property
in New Zealand. Is this possible?
Yes.
At Mortgage Link Kapiti we have placed a number of loans with New
Zealand lenders for offshore investors. We can liaise on line, email,
phone. You will need to provide us with very good information and
credit rating in your country to prove your creditworthiness and
we will need to be satisifed as to your identity (ex. 9/11). Find
